Global Building creates Funds to acquire properties based upon our underlying investment strategies. These strategies can be situational (stabilized, value-add, opportunistic), focused on property type (office, retail, industrial or other) or geographic (a specific city or region). Our goal is to acquire total or partial interests in a diverse group of properties based upon the strategy selected. Our Funds follow the strategy adopted to guide capital investment decisions and do not typically identify the specific properties to be acquired by the Fund prior to investment by the Fund partners. All of our funds are available only to accredited investors or institutions.
In addition to our Funds, Global Building also acquires properties in commingled or separate investment accounts. We typically form an investment syndicate to acquire a specified property or portfolio of properties in those situations where more than one partner is providing capital. Our commingled or separate investment accounts are available only to accredited investors or institutions and we have numerous capital partners that invest with us on an ongoing basis.

The Global Equity Opportunity 2011-1 Fund, LLC (“GEOF”) is a private equity investment fund that was formed to acquire minority partial interests in investment syndicates that Global Building, LLC creates. GEOF focuses on distressed, value-add and opportunistic properties in the western United States and targets office, retail and industrial properties. GEOF has acquired partial interests in six properties (five office properties and one retail center) with initial purchase prices ranging from $4.3 million to $9.9 million. Two of the office buildings were sold at a profit and the remaining four properties are currently still part of the GEOF portfolio.
The Global Sky Real Estate Fund (“Global Sky”) is a private equity investment fund created to provide investors the opportunity to acquire full or partial interests in multi-tenant urban or suburban office buildings located in the United States. Global Sky focuses primarily on stabilized assets but also seeks value-add, distressed and opportunistic situations that offer the potential for higher returns. Global Sky will primarily target investments where our OffiCentric strategy can be used to create value.
